For visual aid purposes, the Roof Condition column of the Roof Management Matrix contains a Roof Condition bar reflecting severity (longer bars require the highest level of attention), color coding, and labeled with the appropriate condition status.
Failed Condition

Cost prohibitive to expend maintenance dollars.

RECOMMENDATION:
Leak repairs only until budget can be initiated for new roof assembly. For budgeting roof replacement, estimate $6.50 to $9.00 per square foot based on required warranty and type of roof system replacement.

Poor Condition

Cost effective to budget minimal maintenance dollars to maintain a watertight condition and extend longevity until a budget can be initiated for a new roof assembly.

RECOMMENDATION:
Conduct survey to determine scope of work and perform suggested repairs as required to improve roof condition.

Fair Condition

All roofs considered in Fair Condition (yellow) may be repaired to meet a Good Condition status (green).

RECOMMENDATION:
The majority of maintenance dollars should be allocated to the appropriate repairs / maintenance which will extend the longevity a period of five to seven years. Annual surveys required to monitor and maintain the roof's integrity. Budget $.50 to $.65 per square foot to upgrade Fair Condition to Good Condition.

Good Condition

Survey Bi-annually to monitor roof conditions.

RECOMMENDATION:
(
IMPORTANT) Two years following a new roof installation, an inspection and maintenance survey must be conducted to maintain warranty.
